Sealcoating is a maintenance process that is used to protect asphalt surfaces from weather and heavy traffic. Many property owners may not realize how important the process is. When you sealcoat the point is not only to restore the luster to asphalt surfaces but, more importantly, to protect those surfaces against wear and tear that will cause the asphalt to break down prematurely.

What is used to sealcoat

Sealcoat is made from a variety of liquids, typically including sand or small gravel and some sort of liquid binder. It can allow snow and ice to melt faster due to the black color absorbing the heat from the sun. It can make the asphalt easier to clean as it help maintain a smoother surface.

How long does sealcoating last?

It is recommended to sealcoat your asphalt application every 2-3 years for normal conditions. If you are in an area with extreme weather or very heavy traffic you may need to apply the coating more frequently.
